The UAE government has implemented several new immigration rules in recent years. Such rules enable foreign investors and skilled talents to get long term residence permits. In this article, we will discuss how to get a long-term investor visa in Dubai through investments.

In general, you can get a Dubai Investor Visa by way of investing in a company or real estate properties. There are different types of investor visa in Dubai, which basically vary based on the type and value of investments:

How to Get 10-year Golden Visa in Dubai?

As you noticed, a Golden Visa is valid for 10-years, renewable. Following category of people can avail a Golden Visa:

To be eligible for a Golden Visa as an investor, one must invest in public investments of at least AED 10 million. The investment can take several forms:

  • A deposit of at least AED 10 million in an investment fund inside the country
  • Establishing a company in the UAE with a capital of not less than AED 10 million
  • Partnering in an existing or a new company with a share value of not less than AED 10 million
  • Having a total investment of not less than AED 10 million in all areas mentioned, on condition that the investment in sectors other than real estate is not less than 60 per cent of the total investment.

Provided that:

  • The amount invested must not be loaned.
  • The investment should be retained for at least three years.
  • There should be a financial solvency up to AED 10 million.

In addition to the main applicant, the applicant’s spouse, and children, as well as one executive director and one advisor can be eligible for a Golden Visa.

How to Get Property Investor Visa in Dubai?

One of the optimal ways of getting a long-term residency in Dubai is to buy a real estate property or properties worth minimum 1 million AED. There are two popular residency visas for property investors in Dubai: a three-year visa and a five-year visa.

Three-year Property Investor Visa

A person who owns a property in Dubai valued at 750,000 AED or more can be entitled to a 3-year visa.

Eligibility:

To be eligible, you must meet the following conditions:

  • The minimum property value is 750,000 AED or more.
  • Mortgaged properties can be eligible, provided that 50% of the property value or at least 750,000 AED is settled.
  • NOC letter in arabic and Bank statement is required.
  • A POA will require in case the application will submit on behalf of the investor.
  • The property must be ready.

Requirements:

  • Title deed for properties
  • Passport
  • Photo
  • Current UAE Visa and Emirates ID copies (if applicable)
  • Good Conduct Certificate from Dubai Police
  • No Objection Letter from mortgagee/bank (if applicable)
  • Health insurance

Five-year Property Investor Visa

A person who owns a property in Dubai valued above AED 2 million can be entitled to a 5-year visa, subject to following conditions:

  • The minimum property value is 2 million AED.
  • In case the property us mortgage, atleast 2 million of property value must be paid to the bank.
  • NOC letter in arabic and Bank statement is required.
  • Husband and Wife can share one property (Marriage certificate required).
  • A POA will require in case the application will submit on behalf of the investor.

Requirements:

  • Title deed for properties
  • Passport
  • Photo
  • Current UAE Visa and Emirates ID copies (if applicable)
  • No Objection Letter from mortgagee/bank (if applicable)
  • Health insurance

How to Get Company Investor Visa in Dubai?

If you are a shareholder or a partner or a sole owner of a mainland company in Dubai, you can get a 3-year investor visa. Some free zones also offer investor visa for company shareholders, but not all of them.

Also known as a partner visa, this visa is ideal for foreign nationals who want to setup a business and reside in Dubai. The Dubai partner visa holder can also sponsor his or her family members.

To be eligible for a Dubai partner visa following conditions need to be met:

  • The applicant is a sole owner in a sole establishment
  • If it is an LLC, value of shares of the applicant should be equal to AED 72,000 or more

  • Company documents (Trade License and Memorandum and Articles of Association)
  • Passport
  • Photo
  • Current UAE Visa and Emirates ID copies (if applicable)
  • Health insurance
