Ejari is a system introduced by the Dubai Real Estate Regulatory Agency (RERA) to regulate and facilitate the rental market in Dubai. It essentially translates to “My Rent” in Arabic and is mandatory for all private rental contracts in the city. The system was launched in 2007 under the provisions of Law No. 26 of 2007 and was designed to protect the rights of both landlords and tenants in Dubai.

Ejari ensures that all rental contracts are legally drafted and structured according to a government-approved format. It also officially records the agreed rental price in order to avoid any potential problems that may arise between landlords and tenants. This helps to provide clarity and transparency in the Dubai rental sector and make it one of the finest governed rental sectors in the world.

In order to register Ejari, all rental contracts for properties in Dubai must be registered online through the official portal. The process is straightforward and can be completed in a few simple steps.

Who can register for Ejari?

To register for Ejari online, an account must be made on the official Ejari website to access the online system. The following group of people is allowed to create an Ejari account on the official website:

  • The landlords and/or their representatives.
  • Property management companies assigned by the landlord.
  • Tenants and their representatives.

How Can You Register for Ejari & Required Documents?

  1. Obtain the original tenancy contract: Before registering Ejari, you must have a copy of the original tenancy contract between the landlord and tenant. This contract should be signed by both parties and include all the necessary details such as the rental amount, the duration of the tenancy, and the responsibilities of both parties.
  2. Gather the required documents: To register Ejari, you will need to provide several documents including the original tenancy contract, title deed, passport, and emirates ID copies of both the landlord and tenant and the Ejari registration.
  3. Visit the official Ejari website: The next step is to visit the official Ejari website and create an account. Once you have created your account, you can start the registration process by entering the details of the tenancy contract and uploading the required documents.
  4. Pay the Ejari fee: The final step is to pay the Ejari fee, which can be done online through the official website. The fee is relatively small and covers the cost of registering the tenancy contract and maintaining the records in the Ejari system.

To register Ejari online through the application, tenants need to:

  • Download the Dubai REST application.
  • Open the ‘Services’ tab and select ‘RERA.’
  • Click on ‘Register Ejari Contract’
  • Fill out the application correctly and attach the required documents.
  • Submit application.
  • The owner/landlord must approve the tenant’s registration request through Dubai REST
  • Once approved, pay the Ejari registration fee through the app.
  • The Ejari contract will be issued immediately on the Dubai REST app.

How much does the Ejari Online registration cost?

The fee you will be charged for registration depends on how you choose to register – either through the Dubai REST application or by visiting a trustee center.

If you decide to register through the Dubai REST application, you will be charged AED 155 for the registration of Ejari contracts, in addition to a Knowledge fee of AED 10 and an Innovation fee of AED 10.

On the other hand, if you choose to register at a Real Estate Services Trustees Centre, you will be charged a total of AED 219.75 (including VAT), along with the same Knowledge fee of AED 10 and Innovation fee of AED 10.

It is important to note that Ejari is mandatory for all private rental contracts in Dubai, and failure to register the tenancy contract can result in penalties and legal issues. In addition, Ejari is an essential requirement for obtaining utility connections and other services in Dubai, so it is important to register the tenancy contract as soon as possible.

You must be sure that all deposits, contract duration, and rent amounts are clearly stated in your Ejari.

In conclusion, Ejari is an innovative system introduced by RERA to provide clarity and transparency in the Dubai rental sector. By registering the tenancy contract through Ejari, landlords, and tenants can be sure that their rights are protected and that the rental market in Dubai is effectively regulated.
