Special Power of Attorney (SPA)
A Special Power of Attorney (SPA) is a legal document that authorizes a person (known as the agent or attorney-in-fact) to act on behalf of another person (the principal) only for a specific task, Power, transaction, or asset.
Unlike broad authorizations, a Special power of attorney is limited in scope and clearly defines what the agent can do.
It is commonly used in Dubai and across the UAE for one-time or transaction-specific purposes such as selling a property, transferring a vehicle, signing a particular bank document, or representing someone in a defined legal matter.
Because of its precise nature, a Special power of attorney in Dubai is widely accepted and often preferred by government authorities, banks, developers, and other institutions that require clearly defined powers.

What it is |
A POA that authorizes an agent to act for a specific task, transaction, or asset. | A POA that authorizes an agent to act across a wider range of matters, depending on the powers written in the document. |
Scope of authority |
Defined and specific (limited to what’s stated). | Broader and more flexible (covers multiple matters as stated). |
Best suited for |
One-time or clearly defined actions where you want the authority to apply only to a particular matter. | Ongoing support where you may need the agent to handle multiple matters over time. |
Level of detail required |
Typically includes transaction/asset-specific details (e.g., property or vehicle details) to match the purpose. | Typically focuses on general categories of authority (e.g., legal, financial, administrative), based on what’s needed. |
Common use cases |
Property sale for a specific unit, vehicle transfer, a specific bank request, a defined corporate task, or a specific legal matter. | Managing business/admin tasks, handling multiple banking/admin matters, and ongoing representation for broader needs. |
Acceptance by authorities (Dubai/UAE) |
Often used when an institution requests purpose-specific wording for a particular transaction. | Often used when a principal needs wider authority for multiple matters rather than a single transaction. |
How to choose |
Choose SPA when your requirement is specific and limited to a particular action. | Choose GPOA when you need broader support across multiple actions or ongoing matters. |
